Background and context

Ascham Homes Ltd is a not-for-profit company set up in May 2003 as an Arms Length Management Organisation (ALMO), voted for by council residents of Waltham Forest. We are responsible for providing a landlord service on behalf of the London Borough of Waltham Forest for its 10,600 tenants and 1,800 leaseholders.

Our company mission is to ensure that residents have an excellent housing experience by providing one of the best housing services in London. Ascham Homes aims to provide all residents with excellent housing services. We do this by putting our residents at the heart of all that we do, by listening to and learning from them and involving them in key decisions about the management and maintenance of their homes.

We are committed to a programme of change and improvement.

We will ensure that we deliver high quality services efficiently, effectively and invest in the stock to ensure that all our residents can live in a decent home. We will work closely with the London Borough of Waltham Forest and our partners to make the very best use of available resources and to deliver improved services to all our residents.

What we do

Ascham Homes is an 'arms length management organisation' (ALMO). This is a not-for-profit company set up by the London Borough of Waltham Forest Council to manage and improve the housing that it owns. Ascham Homes manages 12400 homes (including 1800 leasehold properties) on behalf of the Council.

We at Ascham Homes are responsible for:

  • Collecting rent
  • Carrying out certain repairs to tenants' homes, not leaseholders'
  • Repairs to communal areas and lifts
  • Carrying out major work to the buildings and estates
  • Getting homes ready for new tenants
  • Dealing with antisocial behaviour and nuisance on Ascham Homes estates
  • Cleaning and maintaining the estates
  • Processing applications to buy homes
  • Dealing with issues from leaseholders
  • Dealing with complaints about Ascham Homes (in the first instance)
  • Managing parking on estate roads and parking areas only
  • Managing lighting on estates only
  • Keeping the grounds and gardens on estates to agreed standards
  • Maintaining any adaptations and aids in your home
  • Managing garages on estates

And the London Borough of Waltham Forest Council is responsible for:

  • Dealing with homelessness
  • Dealing with transferring residents to a different home
  • Monitoring the performance of Ascham Homes
  • Dealing with complaints if they can't be resolved through the Ascham Homes' complaints procedure
  • Collecting rubbish and recycling
  • Maintaining roads and lighting that is not on estates
  • Funding and installing any adaptations and aids in residents’ homes
  • Arranging housing related support due to disability, age, physical or mental health issues or learning difficulties

The Ascham Homes Board contains fifteen Directors. The Board is made up of Residents, Councillors and Independent directors.

The Executive Team

Ascham Homes is managed by the Executive Management Team. Known as EMT to our staff each leads on one of three directorates. They are responsible for the day-to-day running of Ascham Homes and provide professional advice to the Board.

The Executive Management Team provides focused leadership to drive the company forward in its vision, objectives and targets, ensuring the proper co-ordination and implementation of its service and improvement plans.

Strategic Objectives

Ascham Homes’ objectives sit within the wider framework of the corporate objectives of London Borough of Waltham Forest.

Our mission is:

"To ensure that residents have an excellent housing experience by providing one of the best housing services in London"

And the Vision Statement is:

"Working together to provide quality homes in a thriving community"

To progress towards this vision, the Board has set six strategic objectives for Ascham Homes. They are:

  • to provide efficient and effective housing services to all our residents
  • to deliver Decent Homes by 2010
  • to enable residents to be involved and influence the services they receive
  • to ensure we respond to the diverse needs of all our residents
  • to provide a safe and pleasant environment for our residents
  • to improve and develop our business through innovation and learning
